August 2027 is the peak of Florida's hurricane season and the month when the summer buyer market narrows sharply as the new school year begins. For homeowners in foreclosure, August is an urgent month -- fall auction dates are approaching, and the window to sell before an auction is closing fast.
This update covers the August 2027 dynamics and specific action steps for Florida homeowners facing foreclosure or mortgage delinquency.
Back to School -- Buyer Pool Shrinks
Most Florida public school districts start the 2027-2028 school year in mid-to-late August. Once school begins, families with school-age children largely exit the active buyer market. This does not mean the real estate market stops -- investors, retirees, and buyers without school-year constraints remain active -- but the urgency and depth of demand that drives June and July is gone.
For a pre-foreclosure sale to attract the broadest buyer pool, listing in August means targeting investors and non-family buyers. Price realistically for the narrower pool. A property with equity can still sell in August and close before a fall auction, but the pricing and marketing strategy needs to account for the changed buyer mix.
Peak Hurricane Season: August 2027
August is statistically the most active month of Florida's Atlantic hurricane season. For homeowners in foreclosure, a major storm event can:
- Create disaster forbearance eligibility -- If a federal disaster declaration is issued for your county, servicers must offer forbearance under 12 CFR 1024.41. Request it in writing immediately if a declaration is issued.
- Postpone scheduled auctions -- Courts may reschedule auctions when a county is under a state of emergency. Contact your county clerk of courts if a storm is approaching your county.
- Affect property values and insurance -- Storm damage reduces sale prices and complicates closings. Florida homeowners insurance and flood insurance costs have been rising statewide under NFIP Risk Rating 2.0. See our guide on hurricane damage and mortgage forbearance in Florida.
Fall Auction Wave: Cases Filed Winter 2026-2027
Foreclosure cases filed in December 2026 through February 2027 are reaching their final judgment and auction scheduling phases in August and September 2027. Uncontested cases in Florida typically take 10 to 18 months from filing to auction. For homeowners who received a foreclosure summons in early 2027, an auction may be scheduled for fall 2027.
Check your case status at your county clerk of courts portal. Most Florida counties have online portals:
- Hillsborough: hcclerk.net
- Pinellas: mypinellasclerk.org
- Orange: myorangeclerk.com
- Miami-Dade: www2.miamidadeclerk.gov
- Broward: browardclerk.org
CFPB 37-Day Rule: August Deadlines for Fall Auctions
Under CFPB Regulation X (12 CFR 1024.41), submitting a complete loss mitigation application more than 37 days before a scheduled sale prevents the servicer from proceeding until the application is reviewed. August deadlines for fall auctions:
- September 15 auction: application due by approximately August 8
- October 1 auction: application due by approximately August 25
- October 15 auction: application due by approximately September 8
Submit your application and confirm receipt in writing. Keep all copies.
Option 1: Loan Modification
A loan modification restructures your loan terms to lower the payment. Standard programs include Fannie Mae and Freddie Mac Flex Modification, FHA Loss Mitigation, VA Special Forbearance, and USDA Loan Modification. Contact your servicer directly and ask for a complete loss mitigation application packet.
Option 2: Short Sale
If your home is underwater, a short sale allows the servicer to accept less than the balance owed. Begin the process early in August to allow time for servicer review before a November auction.
Option 3: Chapter 13 Bankruptcy
Chapter 13 bankruptcy immediately stops any pending auction through the automatic stay (11 U.S.C. 362) and allows you to cure arrears over 3 to 5 years. It can be filed the same day as an imminent auction if necessary.
