What Is the Florida Hometown Heroes Program?
Florida Hometown Heroes is a state-funded assistance program administered by the Florida Housing Finance Corporation (FHFC). It provides down payment and closing cost assistance to eligible first responders, healthcare workers, educators, and military members who are buying a primary residence in Florida.
The assistance comes as a 0% interest deferred second mortgage equal to 5% of the first mortgage loan amount — with a minimum of $10,000 and a maximum of $35,000. There are no monthly payments. The balance is repaid only when you sell, refinance, transfer the deed, pay off the first mortgage, or permanently stop living in the home.
This round launched with $50 million in funding on July 13, 2026. Florida Housing estimates it will last roughly seven to eight months, but industry lenders warn it could be reserved much faster. Funds are allocated first-come, first-served through participating lenders — not through a direct state application portal.
Who Qualifies as a Hometown Hero?
To qualify, you must work full-time in one of these occupations for a Florida employer with a physical location you report to:
- Healthcare workers — nurses, physicians, medical technicians
- K-12 school teachers, administrators, and support staff
- Firefighters, EMTs, and paramedics
- Law enforcement and corrections officers
- Childcare workers and early education staff
- Active-duty military members and veterans
Remote-only employees do not qualify. Hybrid workers who are on-site at least three days per week are eligible. You must also be purchasing a home as your primary residence and either be a first-time homebuyer or have not owned a home in the past three years.
Veterans are exempt from the first-time buyer requirement entirely — even if they currently own or recently owned a home, they can still participate.
Income limits apply and vary by county, generally capping at 140–150% of area median income depending on whether you use the Bond or TBA loan option. In most of the Tampa Bay area, that ceiling is well above $100,000 per year for a borrower, though you should confirm the exact limit for your county through a participating lender.
If You Are Currently Facing Foreclosure: Step One First
The Hometown Heroes program is for buying a home — it cannot stop an active foreclosure on a property you already own. If you are currently behind on your mortgage, the first priority is addressing that before planning a fresh start.

- Loan modification: Modifying your existing loan to reduce the payment or catch up on arrears is the best way to stay in your home, and your lender is required to review you for loss mitigation before completing a foreclosure.
- Forbearance: A temporary pause on payments buys time to stabilize your finances. This does not erase what you owe but stops the clock while you recover.
- Pre-foreclosure sale: If you have equity or want to move on, selling before the auction protects your credit far better than a completed foreclosure and may put cash in your pocket.
- Short sale: A short sale causes less credit damage than a foreclosure judgment and shortens the waiting period before you can buy again with certain loan types.

After Foreclosure: When Can You Use Hometown Heroes?
The Hometown Heroes down payment assistance layers on top of a qualifying first mortgage — FHA, VA, USDA, or conventional. Each loan type has its own waiting period after a completed foreclosure, and that waiting period governs when you can use the program.

- VA loans (veterans only): Two years from the foreclosure completion date. Veterans using a VA loan face the shortest path back — and they are exempt from the first-time buyer requirement, so they can use Hometown Heroes even with a recent homeownership history.
- FHA loans: Three years from the foreclosure completion date. FHA loans are the most common path for non-veterans because the credit and down payment requirements are more flexible.
- Conventional loans: Seven years from completion (three years with documented extenuating circumstances such as serious illness or job loss from a company closure).
During the waiting period, focus on rebuilding your credit score. The stronger your score when the waiting period ends, the better the rate on your first mortgage — which directly affects how much Hometown Heroes assistance you receive, since it is calculated as 5% of your loan amount.

You will not find the Hometown Heroes program on a government website that charges fees, asks for upfront payment, or requires you to sign over your deed.
